• 3 TVs (1 with basic Sky, 1 with Freeview, and 1 for games console only)
• DVD player, PlayStation 3 with a small selection of games
• WiFi, selection of books, games, and DVDs.

Logs for Wood Burners
One basket of logs is provided; additional logs can be purchased if required.

Linen and Towels
Bed linen and towels included, plus additional towels for hot tub use.

Family-Friendly
Two travel cots, highchairs, and a stair-gate available upon request.

Accessibility
Ground floor bedroom and wet-room.

Kitchen and Bathroom Essentials

We provide some toilet roll for your stay, but we recommend bringing or purchasing additional supplies if you are staying for a long period. Please note that we do not include toiletries or hairdryers.

We include some useful kitchen and bathroom essentials typical in self-catering properties. However, if there is anything in particular that you need, we recommend bringing it with you to avoid disappointment—you can always take it back home with you.

Policies and Additional Information

Pet Policy
Please note, we currently cannot accommodate pets. However, from January 2025, we will welcome up to three well-behaved dogs for an additional £35 per dog.

Security Deposit
A £500 security deposit is required prior to your stay. This will be refunded within 7 days of your departure, provided there are no issues.

Recycling
We kindly ask guests to recycle during their stay. Please follow the instructions provided in our terms and conditions and at the property. A £100 charge applies if no effort is made to recycle, as our local council imposes fines on us for non-compliance.

Fireworks
No fireworks allowed due to the proximity of farm animals.

Smoking
No smoking allowed on the premises.

Grocery Deliveries
We are happy to receive Tesco/Asda deliveries after 3pm on the day of your arrival - please contact us to arrange.

Special Decorations
For a small charge, we can arrange for decorations, such as a balloon arch, to be erected for your stay - please contact us to arrange.

Farm Adjacent
The barns are adjacent to our working sheep and cattle farm, which we hope will give you an insight into rural country life and enhance your stay.

Accessibility Notes
There are two internal steps into the sitting room and three steps into the south wing bedroom and bathroom, plus a slope down from the car park. Limited alternative parking is available for guests with limited mobility. If you have additional accessibility needs or questions, we will happily make arrangements to accommodate you to the best of our ability - please get in touch with us to discuss.
